What makes Gesa a strong financing partner for Pro Made Homes buyers?

Gesa supports Pro Made Homes buyers with local loan decisions, region-based home loan officers, and a featured Community Purchase Special for eligible buyers. You can apply online, upload documents securely, and still work with a real person who knows your market. That means less guesswork and more confidence from pre-approval to closing.

Why does local guidance matter when buying a new construction home?

New construction timelines, builder contracts, and payment planning can look different from a resale purchase. A local loan officer can help you line up pre-approval, understand rate options, and keep closing steps moving with fewer surprises. You stay focused on your new home while we help keep the financing piece clear.

What financing support can Pro Made buyers expect from Gesa?

Pro Made buyers can connect with a Gesa home loan officer, compare loan options, review payment scenarios, and complete much of the process online. Some officers are construction certified, which adds helpful experience when your purchase involves builder timing, community inventory, or a move-in-ready home. You get guidance that fits the way new-home purchases actually work.

How do I find a local Gesa home loan officer for my Pro Made Homes purchase?

Start with your Pro Made community or your preferred city, then choose the regional page that matches that market. From there, buyers should be able to see local loan officers, NMLS numbers, contact options, and whether an officer is construction certified. If you are not sure where to start, the Home Loans team can point you to the right local expert.

What is the process for financing a new Pro Made home with Gesa?

Most buyers move through three simple stages: get pre-approved, choose the home and review loan options, then finalize documents and close. Gesa supports each step with local guidance, secure online tools, and direct access to a loan officer. That helps keep the process more predictable while you focus on your move.

Step 1:

Get pre-approved before you choose your home

Pre-approval helps you understand your price range, estimated payment, and loan options before you commit to a home. It can also make your purchase feel more solid when you are comparing communities, floor plans, or move-in-ready inventory. Starting here usually saves time later.

Step 2:

Compare loan options and monthly payment scenarios

Once you find a Pro Made home or community you like, your loan officer can compare options and mortgage solutions. The goal is to match the loan to your budget, timeline, and comfort level. Clear payment scenarios make that decision easier.

Step 3:

Upload documents, sign securely, and prepare to close

After you move forward, you can track status, upload documents, and complete many steps through Gesa’s secure digital portal. You still have a local point of contact if questions come up. That balance of technology and human guidance helps keep closing on track.

FAQs

Yes. Gesa finances Pro Made Homes in communities across Washington, Oregon, and Idaho, including places like Kennewick, Pasco, Richland, West Richland, Grandview, Sunnyside, Moses Lake, Deer Park, Spokane, Post Falls, and Boardman. If you’re not sure which region you’re in, call (833) 710‑0652 or email [email protected].

The first step is getting pre‑approved so you know your price range and estimated payment before you choose a home or floor plan. A Gesa loan officer will review your goals, check how much you qualify for, and outline your options.

You’ll need basic financial and identification documents so we can verify income and assets, typically:

  • Recent pay stubs or proof of income
  • Two-year employment history
  • Recent bank or asset statements
  • Authorization for a credit check
  • A valid government-issued photo ID

Most items can be uploaded securely through Gesa’s online portal.

New construction often involves build timelines, specific builder contracts, and planning your move around completion dates. A local, construction-experienced loan officer helps align your financing with the builder’s schedule, so your loan and move‑in stay on track.

Pre‑approval can happen quickly once we have your documents, and the full loan process usually follows the builder’s completion timeline. Your loan officer will give you a clear expected schedule from application through closing.

Gesa offers a range of fixed‑rate and adjustable‑rate mortgages, along with programs that may feature low or no down payments for eligible borrowers in Washington, Oregon, and Idaho. Your loan officer will match options to your budget, timeline, and whether this is your first or next home.

Closing costs for most home purchases usually range from about 2% to 5% of the home’s price. These include lender fees, appraisal, title services, and prepaid items like property taxes and homeowner’s insurance; you’ll receive a detailed estimate early in the process.

To keep your approval and closing on track, it’s best to avoid:

  • Taking on new debt or opening new credit cards
  • Changing jobs or income sources mid‑process
  • Making large, undocumented deposits
  • Skipping pre‑approval or delaying requested documents

If you’re unsure about a financial change, check with your loan officer first.

Yes, you’ll need to be a Gesa member, but you can become one during the loan process. Membership is open to people who live, work, worship, or attend school in Washington or parts of Oregon and Idaho, and many family or employer relationships qualify as well.

Start with your Pro Made community or preferred city and choose the matching region (Greater Tri‑Cities, Yakima Valley, Greater Spokane, Central Washington, Eastern Oregon, or North Idaho). From there, you can view local loan officers, their NMLS numbers, and contact information, including whether they’re construction certified.

Yes. You can apply online, upload documents securely, and track your loan status through Gesa’s digital portal, while still having direct access to a local loan officer by phone, email, or in person when you need it.

Your interest rate is the percentage used to calculate your monthly principal and interest payment. Your APR (Annual Percentage Rate) includes the interest rate plus certain fees and finance charges, giving you a better apples‑to‑apples comparison between loan offers.

Every Gesa membership helps support local schools and nonprofits through our community giving programs. For example, affinity debit cards help direct donations to local causes, so your everyday banking can positively impact the community around your new home.

Fixed Certificate[APY]

A penalty may be imposed for early withdrawal. Fees may reduce earnings. The minimum balance to open the certificate is stated in the chart.

Early withdrawal penalties apply (a penalty may be imposed for withdrawals before maturity):

If your account has an original maturity (term) of less than 12-months: The penalty will equal 90 days interest on the amount withdrawn subject to penalty.

If your account has an original maturity (term) of 12-months or more – up to, but less than 36-months: The penalty will equal 180 days interest on the amount withdrawn subject to penalty.

If your account has an original maturity of 36-months or more – up to, but less than 48-months: The penalty will equal 365 days interest on the amount withdrawn subject to penalty.

If your account has an original maturity of 48-months or greater: The penalty will equal 540 days interest on the amount withdrawn subject to penalty.

In certain circumstances such as the death or incompetence of an owner of this account, the law permits, or in some cases requires, the waiver of the early withdrawal penalty. For any account which earns an interest rate that may vary during the term such as a bump certificate, the interest rate we will use to calculate this early withdrawal penalty will be the interest rate in effect at the time of the withdrawal. You may make withdrawals of principal from your account before maturity. In making such withdrawals, your balance may not fall below the minimum or we will close your account. Principal withdrawn before maturity is included in the amount subject to early withdrawal penalty. You can withdraw interest only on the crediting dates without penalty.

A $500 minimum deposit is required for consumer, IRA, and business certificates. Early withdrawal penalties may apply and may reduce earnings. Certificate rate is for a limited time only and could end at any time. Stated rate as of the first day of the month.

Bump Certificate[APY]

A penalty may be imposed for early withdrawal. Fees may reduce earnings. The minimum balance to open the certificate is stated in the chart.

The Certificate owner must contact Gesa Credit Union to request the one-time rate increase on Bump Certificate accounts. The rate on the Bump Certificate will be changed on the following business day of the date Gesa Credit Union receives the request. The bump option can only be exercised once during the term of the Certificate and does not increase the term of the certificate. The new interest will not be applied retroactively. The new interest rate will be the interest rate we are then offering on regular certificates (non- bump rate certificates) that have the same term and minimum balance. Bump Certificates are only available for consumer and IRA Certificates. Early withdrawal penalties will apply. Minimum deposit balance must be maintained to earn APY and fees may reduce earnings on the account. Special offer for a limited time only.
